This is a 2 bed, 1.5 bath single-family offered now at $580K, down from $695K, which might indicate a lower offer is very possible.
2. 1558 48th Ave. Pretty much right on the water is this 2 bed, 1 bath for $599,950. Been on the market for over 50 days, so again, seems like the buyer has some power here.
3. Now we have to head out to Ocean St. and cut over to Ingleside, where 32 Josiah Ave. awaits a buyer. This is a strange property: a 1 bed, 1 bath set high on a hill (great view!) offered at $302K.

The write up informs us that the property’s sun room could be a second bedroom, but at 600-ish square feet, this home would only work comfortably for a single or couple, not a whole family. However, since it’s close to local colleges and Highway 280, it might make a decent rental property. And since the price has already come down from $325K…. well, you see how it works.
In the end, research here shows that Santa still hasn’t arrived with the actually affordable single-family homes that middle-class buyers in the city asked for. At least though there are signs that in some SF neighborhoods, prices are finally coming down.
Happy holidays, everyone!
