There was a time when a decent Mill Valley home in the sub-$2 million bracket would have been considered value for money — by the slim percentage of the population that can afford Mill Valley, of course. Have a look at the listings for the Marin area today, however, and there is a significant number of homes for sale that not only have been on the MLS for well over 100 days, but have also suffered the indignity of one or more price reductions.
Take 10 Lockwood Lane, a three-bedroom secluded home surrounded by nature, whose pool and waterfall was featured in Sunset Magazine. The home has been on the market for 168 days and its price has twice been chopped. Originally $1,375,000, it is now down to $1,250,000.
The six-bedroom home at 36 Glen Dr has been languishing on the MLS for 139 days, despite its $439/sq ft price, 5,000 sq ft of space and Italian Snaidero kitchen. After two price cuts, its $2,495,000 starter is now $300,000 down to $2,195,000.
Then there’s 50 Hillcrest Rd, a three-bedroom home with valley and San Francisco views, which is described as having been “extensively remodeled”. After 140 days on the market, its price is down to $1,695,000 from a high of $1,795,000.
Seems like some more cutting might be in order. It’s not the good ol’ days anymore.
